 | Hey all, Wondering if any of you had taken a look at this place its pretty close to kingscliff on the far north coast. Anyone got opinions as to if it could be profitable? I saw a few blocks very close to the beach (about 100m walk) for 400k (roughly 600 - 640 m2) . Anyone got a forcast on what such property could be worth in 12 - 24 months?

BB asked if anyone had a forecast so I chucked one in. Chances of it being the right forecast around 50% - but again that is only in my opinion and the price could be higher or it could be lower.
Also, I have a piece of string - would anyone like to forecast how long it is going to take me to roll it up.
But, if you want my reasoning it is this: Property booms generally start in Melbourne and advance north. Likewise property busts generally start in Melbourne and head north. By my reckoning the property bust is currently around the Port Macquarie/Coffs Harbour area of NSW. By this time next year it will be around the Tweed Heads/Gold Coast/Brisbane area. That being the case and allowing for a fall of around 10% the prices will be down in the $360K-375K region.
But again as I said it is only my opinion and should not be relied upon by anyone other then those that pay me for it and other associated nutters.
